Pressure Washing in Springfield, MA

By spring, most houses around Springfield look tired. Winter leaves a gray film of road salt and sand on front steps, walks, porch floors and the lower edge of the siding, and garage floors and driveways collect salt stains and oil. Vinyl siding, which covers a big share of the city's houses, grows a green film of algae on the north side and under trees, along with black spots of mildew in shady corners. Decks and wood porches gray out, collect moss in the gaps and turn slick after rain. Brick and concrete patios grow dark patches, and every May a heavy coat of pine and oak pollen settles on everything. In humid July and August, mildew comes back fast on surfaces that stay shaded and damp. None of it is serious, but it shortens the life of paint, decks and siding and makes walks and steps slippery.

We choose the cleaning method for the surface instead of using the same blast on everything. Concrete walks, patios and driveways get a rotary surface cleaner for an even finish without streaks. Vinyl siding, painted trim, soffits and porch ceilings get a soft wash: a cleaning solution that kills algae and mildew, then a low-pressure rinse that won't drive water behind the siding or into the walls. Wood decks and porch floors are washed at low pressure to avoid furring the wood, and we can brighten them before you stain or seal. Brick is cleaned gently so old mortar isn't damaged. We protect plants with water before and after, close windows, cover outlets and fixtures, and keep runoff out of storm drains that lead to the Connecticut and Chicopee rivers.

What this covers

  • Soft washing of vinyl and aluminum siding
  • Driveway, walk and patio surface cleaning
  • Deck and porch floor washing and brightening
  • Salt and sand residue removal from steps and walks
  • Brick, block and paver cleaning
  • Porch ceiling, soffit and gutter face cleaning
  • Fence and railing washing
  • Plant protection and runoff control
A note from around here: Vinyl-sided capes and ranches in Sixteen Acres, East Forest Park, Ludlow and West Springfield turn green on their shaded sides, while the porches, steps and brick walks of older homes in Forest Park and Longmeadow need a gentle hand.

How a pressure washing visit usually goes

Walk and Prepare

We walk the property with you, note old paint, delicate trim and plantings, close windows, cover outlets and fixtures, and water nearby plants.

Pre-Treat the Growth

Algae, mildew and stains get a cleaning solution matched to the surface and are given time to work.

Wash by Surface

Concrete gets a surface cleaner, while siding, painted trim, wood and brick get a soft wash or a low-pressure rinse.

Rinse and Walk Through

Plants, windows and walks are rinsed, missed spots are touched up, and we walk the finished work with you.

Winter salt is a quiet problem on Springfield properties. The rock salt and treated sand spread on walks, steps and driveways leaves a white crust that breaks down concrete over time, leading to pitting and flaking on steps and walkways, and it tracks onto porches and into entryways. Washing off that residue in spring, and sealing concrete steps and walks afterward if they're in good shape, helps them last. For front steps that are already flaking, we can point out the damage and talk through repair. A spring wash also gets the grit off porch floors before you set the furniture back out.

What shapes the price in Springfield

Pressure washing is priced by the surfaces and how much area is involved. A one-story house wash or a short driveway is quick. Two- and three-story houses, multi-family homes, long or steep driveways, and decks with railings and stairs take longer. Heavy algae on shaded surfaces, oil and rust stains, and old sealer or stain on decks may need extra treatment. Delicate surfaces like old painted wood and soft brick need a slower approach. Combining the house, deck, walks and driveway into one visit usually costs less than scheduling each separately.

Neighbors often ask

When is the best time for pressure washing in Springfield?

Most exterior washing is done from April through October, when temperatures stay well above freezing, so water doesn't freeze on walks or in siding joints. Spring is the most popular time, after the salt, sand and pollen of winter and early spring, and early fall is good for cleaning siding and decks before winter. We avoid washing when overnight temperatures are near freezing.

Can you pressure wash my old painted house?

We approach older painted houses carefully. Many homes in Springfield were built long before 1978, and their siding and trim often carry lead paint under newer coats. High pressure can blast loose paint chips into the yard and drive water into old clapboards, so we don't use it on painted wood. Instead, we soft wash to remove mildew and dirt at low pressure. If your paint is peeling, that's a painting job, and we'll talk through the right approach.

Will washing my deck damage the wood?

Not if it's done carefully. High pressure can gouge soft wood and raise splinters, so we wash decks at low pressure with a cleaner suited to the wood, then rinse thoroughly. Composite decks get a gentle wash with a cleaner made for them. If you plan to stain or seal the deck, we'll let it dry fully first, usually a couple of days in good weather.

Can you remove the green stuff from my vinyl siding?

Yes. That green film is algae, and it grows on north-facing walls and anywhere shaded by trees, which is common in Springfield. We soft wash the siding with a cleaning solution that kills the algae and rinse it at low pressure. It will grow back eventually, especially in shade, but a cleaning every year or two keeps it from building up, and trimming branches near the house helps it stay clean longer.

Will the cleaning solution hurt my plants or lawn?

We take steps to protect them. We soak plants and grass with water before and after washing so they absorb water instead of solution, cover sensitive plants and rinse everything when we finish. We use the mildest mix that will do the job and keep runoff away from beds, ponds and storm drains.
